The following ruling by the Ontario Court of Appeals that sends a cautionary message to both Realtors and their Clients about the use of the SPIS. Sellers should consult their lawyers before completing it and Buyer Agents should be vigilant about prescribing home inspections as well as any other expert opinions prior to purchasing a home.
